- Development Surveyor – Strategic Land & Development
- Location: Midlands
- Salary: Competitive, dependent on experience

- The Opportunity
- An established and highly regarded property consultancy is looking to appoint an experienced Development Surveyor to join its growing Development team.
- This is a varied and commercially focused role covering strategic land, development agreements, land sales, valuation and planning. You will work with a diverse client base including private landowners, purchasers, national developers, promoters and investors.
Key Responsibilities
- 1You will manage existing client relationships while identifying new development opportunities and helping to grow the firm's strategic land portfolio.
- 2The position offers significant autonomy and would suit an MRICS-qualified Surveyor or qualified Town Planner who has strong experience within strategic land and development transactions and is looking for a role where they can have a genuine influence on the growth of a development team.
- 3Key Responsibilities
- 4Strategic Land & Development Agreements
- 5Identify and secure land with strategic residential and commercial development potential.
- 6Negotiate Heads of Terms for Option, Promotion and Hybrid Agreements, predominantly representing landowners.
- 7Manage agreements through the legal process, coordinating with clients, developers/promoters, solicitors and accountants.
- 8Oversee agreements through to exchange and completion.
- 9Monitor live Option, Promotion and Hybrid Agreements throughout their lifecycle.
- 10Exercise Option Agreements where appropriate.
- 11Maintain strong communication with all parties throughout complex development transactions.
- 12Development Land Sales & Disposal
- 13Market development sites for sale, including working alongside promoters where appropriate.
- 14Manage robust and compliant marketing and disposal processes.
- 15Negotiate development land sale prices following the exercise of Option Agreements.
- 16Liaise closely with legal advisers through exchange and completion.
- 17Planning & Market Intelligence
- 18Monitor Local Plans and coordinate representations and SHLAA submissions at appropriate stages.
- 19Track relevant planning applications and appeals.
- 20Identify new sites with development potential.
- 21Monitor regional house prices, £/sq ft data and development land values.
- 22Maintain accurate comparable information and databases covering landholdings, sites and developer contacts.
- 23Valuation & Technical
- 24Undertake valuations of development land.
- 25Apply a working knowledge of overage provisions and other development mechanisms.
- 26Provide high-quality commercial and professional advice to landowners and other clients.

- MRICS qualification or a professional Town Planning qualification.
- Demonstrable experience in strategic land, development transactions and land sales.
- Experience negotiating Option, Promotion, Hybrid or similar development agreements.
- Strong understanding of the Midlands property and development market.
- Excellent negotiation and commercial skills.
- The ability to develop client relationships and generate new instructions.
- Strong analytical, research and report-writing skills.
- Excellent organisation and attention to detail.
- Confidence managing multiple transactions and stakeholders.
- Excellent communication and client-care skills.
- Full UK driving licence and access to a vehicle.
- An established network of developers and other property professionals would be advantageous, as would experience managing complex multi-party transactions or contributing to the growth of a development team.
