  • The Opportunity
  • An established and highly regarded property consultancy is looking to appoint an experienced Development Surveyor to join its growing Development team.
  • This is a varied and commercially focused role covering strategic land, development agreements, land sales, valuation and planning. You will work with a diverse client base including private landowners, purchasers, national developers, promoters and investors.

Key Responsibilities

    You will manage existing client relationships while identifying new development opportunities and helping to grow the firm's strategic land portfolio.

    The position offers significant autonomy and would suit an MRICS-qualified Surveyor or qualified Town Planner who has strong experience within strategic land and development transactions and is looking for a role where they can have a genuine influence on the growth of a development team.

    Key Responsibilities

    Strategic Land & Development Agreements
  • 5
    Identify and secure land with strategic residential and commercial development potential.
  • 6
    Negotiate Heads of Terms for Option, Promotion and Hybrid Agreements, predominantly representing landowners.
  • 7
    Manage agreements through the legal process, coordinating with clients, developers/promoters, solicitors and accountants.
  • 8
    Oversee agreements through to exchange and completion.
  • 9
    Monitor live Option, Promotion and Hybrid Agreements throughout their lifecycle.

    Exercise Option Agreements where appropriate.
  • 11
    Maintain strong communication with all parties throughout complex development transactions.

    Development Land Sales & Disposal
  • 13
    Market development sites for sale, including working alongside promoters where appropriate.
  • 14
    Manage robust and compliant marketing and disposal processes.
  • 15
    Negotiate development land sale prices following the exercise of Option Agreements.
  • 16
    Liaise closely with legal advisers through exchange and completion.

    Planning & Market Intelligence
  • 18
    Monitor Local Plans and coordinate representations and SHLAA submissions at appropriate stages.

    Track relevant planning applications and appeals.

    Identify new sites with development potential.
  • 21
    Monitor regional house prices, £/sq ft data and development land values.
  • 22
    Maintain accurate comparable information and databases covering landholdings, sites and developer contacts.

    Valuation & Technical

    Undertake valuations of development land.
  • 25
    Apply a working knowledge of overage provisions and other development mechanisms.
  • 26
    Provide high-quality commercial and professional advice to landowners and other clients.

  • Excellent communication and client-care skills.
  • Full UK driving licence and access to a vehicle.
  • An established network of developers and other property professionals would be advantageous, as would experience managing complex multi-party transactions or contributing to the growth of a development team.
